I am writing this review after rescinding my contract with PMI Golden State due to a month of their incompetence and schematics. I originally, like any property owner, bought into the many positive reviews online and trusted that PMI would treat me and my property with respect and urgency in finding tenancy. But their actions and dismissive attitude after onboarding is something I’m writing to warn property owners about.
Managing property remotely is stressful enough, but even more so when the management company doesn’t have your best interest at heart at all. I had my onboarding late June then resumed communications with PMI remotely after returning to my city. Here is my brief timeline of dealing with them:
In mid July, after two weeks have passed, PMI had done little next to nothing - photos hadn’t been posted, listing hadn’t been made - all I was given was that they were STILL finding vendors to “fix up” my place even though they told me that little was needed. At this point, I had to send multiple emails everyday as my account manager Keren was very actively avoiding answering all the concerns I had and/or directing the conversation elsewhere. PMI also didn’t conduct a property inspection at all and upon me asking to see photos of places that needed repairs, completely disregarding my requests.
And per the contract you’ll be signing if you work with PMI, they are also allowed to conduct however many “repairs” they want as long as it’s under $350, AKA they’re free to take money from your “online reserve” whenever they want. There will be no evidence that an actual accredited vendor did any work for your property.
Come late July, four weeks have passed. Ridiculously, nothing had been done during this time either. Just Keren telling me that the vendor finally gave an estimate of $1300+ to paint my walls. I had my walls repainted 2 years prior and the property had been empty for most of that time, so I knew that wasn’t necessary. But they refused to listen to me, and my listing wasn’t live until July 27th - and it still lacked photos.
PMI has also charged me with hundreds of dollars in fees; they will charge you for everything and anything - from on site visits to non-routine work orders (things that are defined by them) - you will be paying for their mistakes, too. I was charged $80 for removal of a lockbox that they illegally placed on my building grounds because they didn’t contact my HOA beforehand, then I was charged another $80 for the on-site visit.
End of July, I make the decision to leave PMI, I am charged with $500 early termination fee. Even though the plans on their websites state that there is none, just an empty promise as any other on their website. An entire month has been wasted for me at this point - I’m losing out on a month’s rent plus just under $800 in non-sensical fees. I’ve attached some of my email exchanges with my them so that you can see for yourself how they treat their clients.
Please do yourself and your property a favor - don’t work with PMI Golden State. In short, they are a shady company that will not hesitate at the chance to make money off of you, that’s why it took them so long to even put my property out on the market, because they’d make a lot more money if they just kept charging me with “fees”.
BUSINESS RESPONSE: We apologized for the experience especially when renting out your property for the first time. I wish you kept our phone appointment so we could address your concerns immediately. Please see allow me to explain below.
1. All management companies have auto-approval for minor maintenance/repair. If the property managers have to go to landlords for every work order, it will not be efficient for both parties and the landlord will end up becoming a self-manager at that point.
2. We only hire a fully licensed, trusted, and insured vendors to help with preparing the property to be listed on the market. However, you insisted to use your own vendor from the app TaskRabits and requested our property manager to go wait for the vendors twice for more than 3 hours including the weekends, this is a non-routine service which is $75 per hour which we only charged for 2 hours. We do not charge any fee upfront because we normally wait to collect the first month's rent and deduct it from there. However, we have $500 cancellation if you cancelled during the "leasing process" since we already took 3D virtual of the entire property, in-person showings, and paid advertising fees on your behalf. We DO NOT charge these two fees if you would have allowed us to use our own vendors and let us locate the tenant.
Again, I am sorry we did not meet your expectations. Please let me know if you wish to speak with me directly over the phone.
