I have been a banking and mortgage field professional for many years and decided to exit the sales side of the profession and become a full-time Signing Agent. So let me start with, I understand that an incomplete signing or a signing littered with errors can cost a mortgage officer a rate lock, a buyer to miss a close of escrow, or cause everyone involved unneeded problems or issues. That is why I don't miss any dates initials or signature on these important documents. I will walk the borrower through all the important documents, such as the closing statement, note, the dead, and Closing Documents. Unlike other notary services. I don't just pass a pile of papers across the table to the borrower and say, "sign here, I am just a notary". I maintain total impartiality during the signing, but I am not uneducated. I always ensure the borrower knows what they are signing by guiding them through the loan documents. I always make sure the borrower initials any corrections to the notice of rights to cancel. Or if the lines are blank I'll have the borrower fill-in the dates and initials themselves. Do you have a Provident Funding signing? Not to worry, I know all particulars surrounding those documents, including the dating requirements. All forms come back filled out weather that be a PCOR, statement of information, trust certification, or disbursement of proceeds. Missing the top signature line on the front page of the 1003 document is a common error that I pay close attention too. Also, the second page of the FHA or VA loan documents have my undivided attention during a signing. I know who to call for typographical errors. All documents will be returned the day of closing, if during business hours, otherwise the first thing in the morning the next business day. I can pick-up documents, or print them at your request or preference. I can accommodate all appointment times weather early morning, afternoon, or evenings, and even weekends. I remain always available.
